Many sellers think they don’t need to disclose something because it happened a long time ago, or maybe they had an issue, but they repaired it; why would they need to disclose it? The truth is, any time a seller has to ask themselves whether they should disclose something, the answer is always yes.
You want to over-disclose everything. That doesn’t mean only negative things or items you had to fix; you want to disclose positive things too. Maybe you made some improvements to the property as well.

There’s plenty of liability when you sell a house, and it’s crucial to let the new buyer know about anything you’re aware of. There’s a great saying in real estate: “What you don’t disclose, your neighbor will.” You don’t want to be the person who moves into a new home and has the neighbor say, “Did you hear about that leak they had?” Don’t do that to your buyers.
